How much deposit do I need?

The UAE Central Bank sets the floor: 20% of the price for expat residents, 15% for UAE nationals, and 40% for non-residents. Above AED 5 million, expect the lender to ask for more. The deposit is separate from the transfer fees, so budget for both.

How long can I borrow for?

Up to 25 years for residents, and 15 for non-residents. Lenders also cap the term at retirement age — 65 if you are salaried, 70 if self-employed — so the term you qualify for may be shorter than the maximum.

What will the rate be?

Dubai rates typically land between roughly 3% and 5%. Most buyers fix for the first two to five years, after which the rate reverts to a variable rate tracking EIBOR. The calculator assumes one rate for the whole term, so treat long-term totals as a guide.

What else do I pay on transfer day?

The DLD transfer fee is 4% of the price and is the largest single cost. On top of that come the agency fee, the registration trustee, the bank's arrangement fee, mortgage registration and a valuation. The calculator totals these into the cash you need up front.
